The property is located in a prestigious neighborhood in Brooklyn, filled with charming pre-war apartment buildings featuring distinctive detailing and elaborate brickwork. The building opens onto Ocean Parkway, a major thoroughfare in this part of the borough.

The renovation calls for adding four new stories onto an existing four story building with the installation of an interior elevator. The architectural image is derived from the contextual characteristics of the surrounding buildings and echoes the complex articulations and detailing of the typical pre-war apartment house. The massing is a product of the ruling zoning resolutions and few contemporary touches like the measured use of partial curtain walls suggest the link to our present aesthetic sensibilities.

The gross area is: 23,000 sf with 26 apartments. Design was completed in the summer of 2012. Work is scheduled to begin in early 2013.
